BEFORE YOU MOVE IN
Set up fee (tenant`s share) £400 for up to two tenants
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.
Additional Tenant Fee (for more than two tenants).£95(inc VAT) per additional tenant
Processing the application, associated paperwork and referencing.
Guarantor Fee £150 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Deposit Security Deposit usually the equivalent of 6 to 8 weeks rent
To cover the added risk of the property damage that is beyond fair wear and tear. Where applicable this deposit will be protected in a Government-authorised scheme and may be returned at the end of the tenancy. All deposits are held in our client account.

Withdrawing from Tenancy..To a maximum of £300 (inc VAT) per person
When your offer is accepted, subject to contact, you will be asked to pay a Pre Tenancy Application Charge equivalent to one weeks rent or £600 (in VAT). You will receive a receipt for these funds which details terms and conditions. In the event that you withdraw from the tenancy any reasonable charges as detailed above and within the receipt will be deducted from the payment.

DURING THE TENANCY

Amendment Fee £120 (inc VAT) for 6 months
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

Renewal Fee (tenants share) £195 (inc VAT) for 12 months
Contract negotiation, amending and updating terms, and arranging a further tenancy and agreement.

Change of Sharer £300 (inc VAT)
Referencing one tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Call out Services (including out of hours). To a maximum of £240 per hour (inc VAT) plus any actual costs incurred
Where actions of the tenants results in the agent (or nominated contractor)attending the property, time to remedy the situation is charged at the prevailing rate.

Last minute cancellation or change of prearranged visits £120 (inc VAT) per visit
In the event, that the tenant cancels a prearranged property visit.

ENDING YOUR TENANCY

Check out Fee (tenants share) Minimum £180 (inc VAT), maximum of £600 (inc VAT)
Example: unfurnished studio apartment (country) £180 (inc VAT) / 6 bedroom town house (LONDON) £600 (inc VAT). Sliding scale is dependent on the size of the property and whether furnished or unfurnished. An independent Inventory Clerk will attend the property to undertake a updated Schedule of Conditions.
