creditThe most stressful time in any sale is the time between the acceptance of an offer by the vendor and the exchange of contracts. In order to reduce this time we have some suggestions to consider

  • Find and instruct a solicitor as soon as you put your property on the market - so that when a buyer is found your solicitor can send as much information as possible immediately
  • If you own a leasehold property, contact your managing agent and make sure you have up to date receipts and accounts relating to the payment of any ground rent, service charge and any one-off maintenance costs. If you don't already have them, request details of the buildings insurance. Pass all these details onto your solicitor

    • Can I go through more than one estate agent?
    • Yes you can, but only if you sign the appropriate contract. Because Crystal & Co operates on a sole agency basis usually cheaper fees and a multiple agency contract.
    • Is it absolutely necessary that I compile a Home Information Pack for my property?
    • Yes. It is the law, and you could be fined �200 for every day your property is on the market and you don't have a HIP.
    • How much does a EPC cost?
    • On average, you can expect to pay 60 pounds.
    • Should I spend more time making improvements to the exterior of the house or the inside?
    • Both. Make the exterior impressive and beautiful, and the interior warm and inviting.
    • Should I stick rigidly to my asking price?
    • This is probably not a good idea. Haggling is something that is expected during a property sale. Stick to your asking price and you could lose yourself a buyer. However, if you're too flexible you could lose thousands of pounds. Find the balance between the two extremes.
